Every Belair section home sits on a concrete slab — no basement — so ductwork lives in the attic, the garage, or behind the upstairs knee walls. Those runs pass through unconditioned space, and in the Cape Cod models the first floor sits partly under a flat attic area that is chronically under-insulated. The classic complaint is a second floor that will not cool in July and heating bills that creep every winter.
The fix is rarely 'a bigger unit.' We seal and insulate the accessible duct runs, balance the system, and size replacement equipment to the house Levitt actually built — often a variable-speed heat pump or dual-fuel system that fixes the hot-upstairs problem the original single-stage equipment never could.
