How Often Should You Service Your HVAC?

For most homes, service your HVAC twice a year — a cooling tune-up in spring and a heating tune-up in fall — with once a year as the minimum. Regular maintenance protects your manufacturer's warranty, keeps energy bills down, and adds years to the life of the equipment. In the DMV, where systems run hard through humid summers and cold winters, skipping it is a false savings.

How often is "often enough"?

The simple rule is twice a year, matched to the seasons:

  • Spring (cooling). Before the first heat wave, so the AC or heat pump is ready when the humidity arrives — see our spring AC prep checklist.
  • Fall (heating). Before the first cold night, so the furnace or heat pump is safe and reliable — see our fall furnace prep checklist.
  • Year-round equipment. A heat pump both heats and cools, so it never rests — two visits a year matter even more.

Why does regular service matter?

Three things ride on maintenance:

  • Your warranty. Most manufacturers, including Trane and Mitsubishi Electric, expect documented professional maintenance — neglect can be grounds to deny a claim.
  • Efficiency. A dirty condenser coil, a clogged filter, or a charge that's drifted all make the system work harder. Clean and correctly tuned, it uses less energy for the same comfort.
  • Lifespan. Catching a weak capacitor or a small refrigerant leak early prevents the cascade failures that retire a system before its time.

What happens when you skip it?

Deferred maintenance doesn't announce itself — it shows up as a breakdown on the worst possible day. Dirty coils and weak airflow are a leading cause of a frozen AC, a low charge stresses the compressor, and an unchecked heat exchanger is a safety risk in winter. The repair almost always costs more than the tune-up would have.
